ACCOMMODATIONS for 3 nights / 4 days:   Be transformed by the experience of living in a house built in Medieval Times, sleep soundly inside the stonewalls, wake refreshed to enjoy the modern conveniences of this remodeled home. Strategically located in the Historical Center of CERIANA on one of the original roads, Via Roma, built over 800 years ago. This unique home contains within its thick stonewalls, original tile floors and domed ceilings throughout. With 1 Bedroom, 1 Bathroom (large shower), a large living room and kitchen afford you the opportunity to relax, enjoy the views of the Village. Every window offers a different view of charming Ceriana. This home will also allow you to experience first hand, the possibilities for remodeling a medieval house. All amenities are within walking distance, a short stroll brings you to the main shopping street. Here you find fruit & vegetable shops, restaurant, coffee shops, bars, an ice cream parlor, post office, bank (ATM), markets and the local bakery filling the air with wonderful aromas. Spacious accommodations for 1-2 people.  More house information and photos at the bottom of this page. AIRPORT Pick-up & Drop-off:   1-2 person, from NICE, France (75-min), or San Remo train station. There is no need to spend money for car rental, or waste time finding your way around the French & Italian Riviera super-stradas (freeways), or try reading French and Italian direction and street signs. We will pick you up directly from the airport or train station and drive you up the San Remo Hills to the Village of Ceriana. Door to door service! VIEWING TOUR:   Visit 3 - 10 properties over 2 days. We will have a complete list of properties that will meet your criteria based on space requirements and budget. Together with the local Italian Real Estate Agent we will visit each unique location and discuss in full detail your questions and thoughts. CERIANA:   After morning coffee and a brief review of the agenda, you will be immersed into the charming medieval village of Ceriana. Walking along ancient cobblestones, you pass churches, and enter a maze of intertwining streets. Amazing views of the valley below appear around the corner as you make your way down passed the abandoned olive mills and vineyards to the mountain river. During the journey you will also meet the friendly people of Ceriana. You will observe our special relationship with the towns-people, trade-persons, and culture of the village. This relationship has been cultivated by the fact that we live in Ceriana year round. FEE: €675/each visit    4-DAY ACCOMMODATIONS and AIRPORT PICK-UPS

Purchase Process

REPRESENTATION:   We live in Ceriana year round. As citizen we offer you a unique experience, service, and optimal pricing. Our objective is to negotiate the lowest possible price for your property. NEGOTIATION:   If you are interested in a property we can start the buying process by making the initial offer to the Italian Real Estate Agent. We will represent you throughout price negotiation. DOCUMENT PREPARATION:   If you decide to purchase a property we will assist you with the required documents for the Preliminary Contract, Compromesso, Legal Down-Payment Agreement which commits both parties to the sale. COMPROMESSO - DOWN PAYMENT Agreement:   Help arrange & coordinate down payment agreement, Compromesso, between seller and buyer – in partnership with the local agent. The contract establishes the terms and conditions of the final contract (Rogito) and details price, date for completion. Please Note: Local Real Estate agent charges 3% or €1500-2000 per property minimum. OBTAIN FISCAL CODE:   We will assist you obtain Italian Fiscal Codes, which is needed to purchase property in Italy. This same Fiscal Code will allow you to turn-on all your utilities at the property. We will personally drive you to the proper offices of the Italian Authorities to obtain it. OPEN BANK ACCOUNT:   We will accompany you to the local Bank in Ceriana and introduce you to the Bank Manager to open up your Italian bank account. Assist with the preparations of the checks needed for purchase of property. In the future, this same bank can pay for all your house utilities when you are away. FINAL DOCUMENT PREPARATION:   We will assist you with the required documents for finalizing purchase. We will review and discuss legal documents. Conduct overview of the meeting with the Notary/Notaio and briefly explain process. FINAL PURCHASE / NOTARY OFFICE:   Transportation to Notaio/Notary office for final purchase. Notaio represents both parties. At this time you will meet the owners, this is the final stage of the purchase. KEYS:   Receive keys to your new home. YOU ARE THE NEW OWNERS! FEE: €850/minimum    Our fees are a percentage of your savings. We negotiate the lowest possible price for you. Our fee is 30% of the price savings – the difference between the asking price and the sale price with a minimum of €850 - payable at Compromesso (Down Payment). HOME IMPROVEMENTS:   If needed, walk-through of property for home improvements possibilities.

Home Accommodations 3-nights & 4-days

Medieval House located on a main cobble stone street of the village. Large rustic kitchen fully equipped with a 4-burner cooktop, microwave, refrigerator, and large dining table. Small terrace off the kitchen leading to the original Medieval kitchen. Terrace with picturesque views of cathedral and ancient palazzos. Large Living room with sofa that converts into a very comfortable double bed. 1 Bedroom with private balcony. Bathroom has large shower and oversize sink. Inside Washing Machine Beautiful original tile floors and dome ceilings throughout. If heating is required during the winter months, additional 200.00 Euro. Pets will be considered, if accepted a Pet Deposit of 150.00 Euro (refundable) and 65.00 Euros for additional cleaning (non-refundable).
